You can probably overclock that CPU to 4ghz using 400x10 along with adding 4GB more RAM. My office PC is x5460 o/c to 3945mhz, 8gb ddr2 800 ram, 768mb gtx460 o/c 900/4000 and it does light gaming fairly well.
I got my 1070 strix yesterday in the mail, installed it to my system and now testing at 2100mhz core, 9250mhz memory. Heaven 4.0 score is 2641, which is roughly 36% faster than my 980 strix 1525/7800.
I found it on jet.com on 7/12/16 3:30PM PST, was the Asus Strix 1070 on sale for $420.14, minus the -30 promo code first time buyer from jet.com, resulting $390.14 shipped.
Fedex shows I will get the package next Monday and I was hoping to get it this Friday.
I'm glad I sold my 980 for $318 one month ago, now waiting for a $379 1070 for a month already.
I personally would go for a R9 480 if you can find one in stock instead of waiting for a $249 1060.
