Can landlords give you less than 24 hours for an inspection? When I went home for lunch today(12pm), I ate lunch and watched a little tv. When I left at 1pm there was a note outside everyone's door that read, "On Thursday, June 21, 2001 our Insurance Co will be at Oak Crest Apartments for an inspection starting at 10:00am. A member of our staff, edited names, will be present for the inspection. We appreciate your cooperation in presenting your apartment in an orderly and tidy fashion."

I just want to know if they can legally do this?

Is it in the contract? When I lived in an apartment complex, they, too, did that all the time...one week it was the Ac filters, next week checking the fire alarmas, next week checking to see if I put the seat down, etc, etc...

Many contracts for appartment in the area where I live allow 4 hours notice. How would you use the extra time?

The only reason I ask is because I have lived under this property management for 2 years and going on my third. When I first moved in they said I could have animals that are in aquariums. Well I have a pet snake. Well this last apartment I moved in they told me no pets because they just got new carpet. Well I don't think my snake is going to pee on the carpet so I assumed my snake would be fine. I know I assumed it and the people that run this property are a bunch of idiots so I try my best to avoid confrontation.

I don't care to have to explain the whole thing to them so I just want to avoid having my snake in the apartment when they come to inspect but on such short notice I don't have much time for placement.

Are they allowed to touch any of my possessions? If they aren't then I plan to hide my snake.

Perfect solution: Take your pet snake to work! I'm sure everyone would love it!
It's an insurance inspection. They're would be looking for fire code or safety violations -- mainly the owners responsibility. Working smoke detectors, window and door locks, no obvious electrical orplumbing problems, etc. I don't think they would look in your closet, for instance.

I am considering the work option but I am not sure if my female boss will deal with it. I have emailed her since she is out sick today but I haven't heard from her.

Plus the fact that it is a 50gallon aquarium which isn't very light. I have a Ball Python

i dont know about legally but if you cant be there then you can request them to not even enter your building. I've had this a lot when our retard of a manager kept wanting to enter our place to "inspect" It pissed me off cause this one lady that is about 110 years old has the keys to every &*& apt. One day as I was sleeping and my roommate was on the couch taking a nap as well, she simply opened the door and walked in. My roommate was like "............." and she saw him and siad some crap like "oh sorry, i didnt know you anyone was in here" and walked out. My apt complex is full of morons. This will never happen again. I will not allow anyone inside unless I have been contacted over the phone or personally. I can careless about notes.

I don't really mind the inspection but I want more notice so I can get ready BTW I kind of doubt the insurance inspection excuse. I personally think that they are trying to catch people with pets in the complex. I know like 8 apartments with pets that aren't supposed to be there but if they fixed things like they were supposed to then most likely people would pay their pet deposit for their cats. After living with them for 2 years(Only decent place I can afford) I have come to realize they only fix things after you threaten things.

LOL my wife and I are going through that same crap. Are you going to be home when they come and check out your place? We are just going to throw some sheets over the tank and some boxes and things around the tank to give it a diff. shape. And if they ask what it is we are just going to tell them that it's a pile of boxes or something. More than likely we aren't even going to tell them that, it's none of their business.

Check your rental contract.

If you contract states that they can enter on very short notice, then they can. If it doesn't, the default most laws say is 24 hour notice. However, it can vary from state to state, and city to city.

BTW - Landlords can enter a house if it is an emergency. And again, it varies from region to region on what qualifies as an emergency. It can be from something as simple is leaky pipe to outright structral colapse of the house.

What GammaRayX said. This issue is governed by the contract that you have with the landlord. Read it and see what ti says. If there is no mention of a time period, then it would be a reasonable time under the circumstances in your area.

you could put it in the closet or something, i dont think they have the right to open your closet, if they did i would be pissed.
