I have no idea what the legal implications are, but I am pretty sure she's going to win because, as you said, "she is known to evict people for no reason." She's a landlord, she knows what will fly and what won't, she was smart enough to not have anything in writing. If she is able to continue to evict people for no reason, she must know how to make it stick.

Your checks are evidence of month to month payments.

What is written on the checks have no bearing for your side of the case.

Prepare to move out the day after the court case - and she will be there with the legal authorites on that day to ensure that you are moving.

If you are not out expect to find the door locks changed and possibly your stuff out on the street or in the dumpster.

Then you will have to pay rent to get your things if they are not tossed.
