Let's start off by being clear ... I don't give a shit if you smoke or not, nor do I care what you smoke. However, if you're doing it on my property, there is going to be trouble.
We have a strict no-smoking policy, and also asked (and the tenants agreed) that there would be limited smoking (tobacco) on our property.
Tonight, I take the dog out for a walk, and when I'm about 50 yards from home I could smell the joint quite clearly. As I walked to my front door (tenants have their own side door) I could smell it even clearer. Just to be 100% sure, I went upstairs, and opened my ensuite bathroom's window right above their door, and could see them, and got another faceful of smoke.
I am in the midst of prepping a document telling them this is their one warning ... any further illegal activity on my property will result in the police being called, and them being evicted.
Anyone have any experience dealing with this sort of bullshit?

Talked to them, told them it wasn't acceptable on our property, or anywhere it would affect us, our neighbors or my property. He started to deny it, but then backtracked, apologized, and said yeah, normally they walk over to the park. I said, yeah, that's fine, just don't do it here. No letter, no formal complaint, no cops ... just a somewhat stern warning, and a second chance.
